South Yampa Valley

Rolling ranchlands and wide-open vistas characterize the South Valley. The drive south of town winds down Highway 131 or meanders in part alongside the Yampa River on County Road 14.

Scenic ribbons of road are a haven for cyclists who pedal out in force after the snow melts. The Chuck Lewis State Wildlife Area in the South Valley lures fishermen and women for its excellent cold-water stream fishing. The area permits hunting for waterfowl and is a rewarding setting for general wildlife viewing.

Luxury housing developments including Country Green, Steamboat Pines, Dakota Ridge, and Big Valley Ranch are set far from the main road and elevated to afford panoramic valley views. Catamount Ranch and Lake Catamount bring owners the opportunity to enjoy amenities including golf on a private 18-hole course, fishing, lake and swimming pool access in the summer and Nordic sports in the winter.

Alpine Mountain Ranch near the base of the iconic Rabbit Ears Pass offers a western feel. Owners can utilize a ski-in/ski-out club at the base of Steamboat Ski Area, a horse-riding arena and private fishing rights. The neighboring Priest Creek Ranch is a land preservation subdivision with 13 exclusive home sites and 300 acres of common area and a shared barn.

Stand-alone properties are dotted throughout the South Valley varying in style, acreage and proximity to town. It is the first area you drive by upon entering Steamboat from the south and the last spot you’ll pass as you leave. It is here that the grandeur of the Yampa Valley shows its true colors, which in fall, is golden.
